Bijsterbosweg 9
The country house at Bijsterbosweg 9 dates back to the post war reconstruction era of the 1960s. With extensions and updates in the 1970s and 1980s, it has evolved into a beautifully designed residence with a living area of 281 m² and a volume of over 1,260 m³.

All living spaces are situated on the ground floor. Through the entrance and vestibule, you reach the hallway, which includes a cloakroom and guest toilet and connects the daily living areas with the bedroom wing.

Bijsterbosweg 11 – Renderloo
The country house Renderloo is a charming residence with a striking appearance and a remarkable history. Built in the 1920s as a summer residence for a family from The Hague, it later became a Baptist retreat centre in the 1950s. It was briefly used as a boarding school before passing into private ownership and eventually being incorporated into Estate Groene Zee.

The house is characterised by its elegant architecture and beautifully curved thatched roof. The layout is equally unique and full of surprises. On the ground floor are the kitchen, dining room with an authentic tiled fireplace, a slightly sunken living room with fireplace and French doors to the terrace. Additionally, there is a hallway, office, bedroom with ensuite bathroom, toilet and utility room with rear entrance. From the dining room, a split staircase leads to the first floor, where halfway up you will find the guest toilet and a charming studio.

The upper floor contains several bedrooms. The built in beds and room numbers from its time as a boarding school have been preserved in some areas.

A former coach house belongs to this residence. It contains several rooms and traces of its past as a country retreat and boarding school are still visible.

NSW status and possibility of subdivision

Estate Groene Zee is designated as a publicly accessible NSW estate. This status offers various fiscal advantages, including exemption from transfer tax, a reduced property valuation (WOZ), and potential benefits for gifting and inheritance. A condition is that the new owner must maintain the estate accordingly and re-register it under the current public access arrangements.

A unique feature of this estate is its size and the presence of two separate residential plots. This offers the possibility to divide the property into two independent estates, each with a full residential function.

Environmental plan / Zoning plan

According to the current zoning plan of the municipality of Epe, the entire estate is designated as ‘Value – Estate’. Both residences have a ‘Value – Residential’, while the remaining grounds are classified as ‘Value - Forest’. The burial mound is designated ‘Value – Archaeology 1’, indicating the highest level of archaeological protection. Other parts of the estate fall under ‘Value – Archaeology 4’ and ‘Value – Archaeology 5.

The zoning plan allows a residence of 750 m³ at each residential location, or the existing volume if larger.
Outbuildings may have a maximum size of 75 m², or more if legally existing. ‘

Under the “Value – Estate” designation, it is possible to construct an additional outbuilding of 100 m², potentially increased by 20 m².
